Recording deadlines and contents under AS 34.35.068–.071; notice-of-completion procedures can shorten the ordinary period.

The rules

• Without an effective notice of completion, §34.35.068(a) gives a claimant 120 days after completing the claimant’s contract or ceasing the covered labor, services, materials or equipment to record a lien claim. Source
• A properly noticed and recorded notice of completion can require affected claimants to record a lien claim or notice of right to lien within 15 days. A timely notice of right preserves the ordinary 120-day filing period. The result depends on the claimant’s prior notice and whether the owner gave the required advance notice under §§34.35.068(b) and .071. Source
• The verified recorded claim must contain the information in §34.35.070, including the claimant, owner, contracting party, property description, contract amount, amount due and last furnishing date. Source
